Article 4 Directions
Following on from a Cabinet decision on 19th July 2021, the Council is now consulting on four Article 4 directions recently made. These will remove a number of permitted development rights recently introduced by Government. This will mean planning permission is required. More details on the Article 4 directions and how to respond can be found at: https://www.brent.gov.uk/article4s. The consultation is from 5th August until 5pm 19th September 2021.
Broadly, the Article 4s focus on removing permitted development for changes of use to dwellings and redevelopment of employment premises to dwellings. This is necessary to avoid wholly unacceptable adverse impacts inconsistent with policies in Brent Local Plan. This will better support the vitality and viability of town centres. It will better ensure a sufficient amount and type of employment premises across the borough. It will support the retention of the operational flexibility for business within designated industrial locations. In addition, it will assist the most effective use of site allocations identified in the Local Plan.
Subject to consultation, it is intended that the Article 4s will come into effect on 1st August 2022. If you have any queries related to the consultation or wish to discuss the Article 4s further please get in contact with Paul Lewin Team Leader, Planning Policy.
